Stratford-on-Avon Community Infrastructure Levy: Draft Charging Schedule Consultation

I am writing to inform you that the District Council is undertaking 6 week public consultations on the two documents listed above.

Site Allocations Plan
This consultation is the first stage in the preparation of the Site Allocations Plan. In accordance with Regulation 18 of the Town and Country Planning (Local Planning) (England) Regulations 2012, the District Council is required to notify consultees of the subject of the plan which it is proposing to prepare, and then invite them to make representations about the contents of that plan.

This consultation comprises 4 questions and an invitation to suggest suitable sites for consideration through a ‘call for sites’ exercise. You can respond to any or all of these questions. Please note: this consultation is not an opportunity to comment on the overall development strategy or the categorisation of settlements as these are matters that are dealt with in the Core Strategy.

CIL Draft Charging Schedule
This consultation is the second formal stage. Consultation on the Preliminary Draft Charging Schedule took place in October – December 2013. In addition discussions have taken place with the development sector to help inform our assumptions on development viability and with infrastructure providers and County, Town and Parish Councils on the infrastructure needed to support the level of growth set out in the Core Strategy.

This Draft Charging Schedule (DCS) proposes a set of CIL rates for the District in general, as well as site specific CIL rates for two strategic locations (the new settlement at Gaydon/Lighthorne Heath and the Stratford Canal Quarter Regeneration Zone) which differ from the district rates. 

All responses to this consultation will be considered by the Council before the Draft Charging Schedule is submitted for independent examination. It is proposed that CIL be examined during or shortly after the Core Strategy Examination and that it can be adopted alongside the Core Strategy.

You are strongly recommended to submit your representations on the prescribed Comment Form. This will assist all parties involved in the examination process.

Alternatively, forms for both consultations can be posted to: FREEPOST RSLH – ZYKJ – TYAZ, Stratford on Avon DC, PO BOX 5341, Stratford upon Avon, CV37 1LE or handed in at the District Council at the address given at the bottom of this email. Copies of the forms can be provided on request.

All documents will be available for inspection at the District Council offices between 8.45am and 5.15pm Mondays to Wednesdays and between 8.45am and 5.00pm on Thursdays and Fridays.
